Who We Help
Thinking About Selling On Your Own?
We get it, and we'll respect your decision either way. Before you decide, let us show you what your home could sell for with full MLS exposure, professional marketing, and someone negotiating on your side.
Moving Out of the Area
Already moved, or leaving soon? You don't need to be here to sell. Photos don't require you home, we'll keep you posted every week, and closing documents can often be signed ahead of time.
Downsizing or Selling a Parent's Home
These sales are about more than a house. We'll move at a pace that works for your family, coordinate with your attorney when needed, and recommend trusted local pros for repairs, cleanouts, and moving.
Farms & Acreages
Land sells differently. Drone photography, marketing to buyers across the metro and beyond, and an agent who knows wells, septic inspections, outbuildings, and what rural buyers ask.

Before You Choose an Agent
ASK ANY AGENT.
Not all listing agents are the same. Here's what to ask, and how we answer.
“How many people will see my home?”
Our answer:
Your listing goes on the MLS and major sites like Zillow, Realtor.com, and Homes.com. We also send monthly mailers to about 15,000 households, daily emails to 4,000+ Omaha and Southwest Iowa agents, and feature your home across Facebook, Instagram, YouTube, LinkedIn, and more.
“How fast will my home be online?”
Our answer:
Our answer: We'll work with what you've got, and the time you have. Need to list tomorrow? We can do that. Have a few weeks to prepare? We'll build your prep and photo-day plan around it. Professional photos are typically ready in 24–48 hours, with drone photography for acreages and larger lots and video for social media.
“Will I hear from you, or have to chase you?”
Our answer:
You'll get a check-in every week with showing feedback and what we're seeing in the market, and sooner if anything is urgent.
“How do we avoid surprises after an offer?”
Our answer:
Our answer: We're big believers in pre-listing inspections. Knowing what a buyer's inspector will find lets you fix it or price for it before it turns into a negotiation, and we'll talk through whether one makes sense for your home.
“Who's watching my deadlines?”
Our answer:
Our answer: Your agent watches every deadline, with help from our full-time transaction coordinator, who tracks every date in your contract from accepted offer to closing day.
“Do you know the local agents who bring buyers?”
Our answer:
We're members of the Southwest Iowa Association of REALTORS®, a network of 300+ local agents, and we work with buyer's agents on both sides of the river every week.
Seller Questions, Answered
What's my home worth?
Your home's value depends on recent local sales, current competition, condition, and location. Online estimates can miss the mark, especially for acreages and rural homes where there are fewer comparable sales. We'll prepare a free comparative market analysis based on what's actually selling near you.
How much does it cost to sell a house in Iowa or Nebraska?
Common costs include the listing brokerage's commission, your share of closing costs, title work (in Iowa, that usually includes updating the property's abstract of title), the state transfer tax, paying off any mortgage, and any repairs or credits you agree to. Commissions aren't set by law and are always negotiable. We'll estimate your bottom line before you list.
How long does it take to sell a house in Southwest Iowa or Nebraska?
It depends on price, condition, and the market, but the steps are predictable. Photos are typically ready within 24–48 hours of photo day, and once you accept an offer, closing often takes about 30 to 45 days depending on the buyer's loan and contract terms.
Should I sell my house myself (FSBO) in Iowa or Nebraska?
You can, and some sellers do. Before you decide, consider pricing, exposure (most buyers find homes through the MLS and major search sites), negotiation, and paperwork, including each state's seller disclosure requirements and, in Iowa, any required septic inspection. We're happy to talk it through, even if you're leaning toward selling on your own.
Can I sell my house in Iowa or Nebraska if I've already moved away?
Yes. You don't need to be home for photos or showings, we'll send weekly updates, and closing documents can often be signed ahead of time. For a vacant home, keep utilities and homeowner's insurance in place until the sale is final.
How do I sell a parent's home in Southwest Iowa or Nebraska?
Start by confirming who has legal authority to sign, such as an executor, a power of attorney, or a trustee; an attorney can help with that. From there, the process is much like any sale. We'll help you decide what's worth fixing, coordinate cleanouts and repairs with trusted local pros, and move at a pace that works for your family.
How do you sell an acreage or farmland in Southwest Iowa or Nebraska?
Land sells differently than a house in town. Buyers ask about wells and water quality, septic systems (Iowa generally requires a septic inspection when a property sells), outbuildings, fencing, easements, and, for farmland, tillable acres and soil productivity, such as CSR2 ratings in Iowa. If the ground is rented, both states have rules and deadlines for ending a farm lease, so talk with us and your attorney early.
Is a pre-listing inspection worth it?
Often, yes. A pre-listing inspection shows you what a buyer's inspector will find, so you can fix issues or price for them before they become negotiation problems. It isn't right for every home, and we'll help you decide whether it makes sense for yours.
What should I look for in a real estate agent in Glenwood, Iowa?
Look for an agent who knows the local market, has a clear marketing plan, communicates on a set schedule, and is active in the local real estate community. Square Deal Real Estate is based at 946 S. Locust St. in Glenwood, is a member of the Southwest Iowa Association of REALTORS®, has agents licensed in both Iowa and Nebraska, and sells homes, acreages, and farmland across Southwest Iowa, the Omaha metro, and southeast Nebraska.

In Their Words
KIND WORDS
From the sellers we've had the honor of helping.
“We were originally planning to sell our house For Sale By Owner, but looking back, we are SO glad we chose to work with Emily instead… she ended up getting us more money for our house than we had even expected! And the process moved so quickly—it was listed, sold, and closed before we knew it.”

“I don't hire realtors. I always sell 'by owner'. However, this was a unique situation as the property for sell was out of state… Emily was a true blessing!!! She was on top of everything, every step of the way. … She never pushed her beliefs or agendas on us but rather listened to our concerns.”
